Valuation must be made independently with based on correct data by using accurate methods to obtain teh real value of the real estate. Thus, during the process of valuating; real estate-related legal practices, concepts, environmental conditions, properties and ownership of real estate should be examined properly for the purposes of valuation. The aim of this study is to determine the factors which affect house prices in Denizli province. In addition, the housing price difference is also examined as a research subject according to districts where locate within the neighborhoods in this study. As a result, while number of rooms and bathrooms, available space of the home, age of the building, detached using, location of the floor and heating type affect the house prices positively; number of halls and detached duplex architecture significantly affect the prices in a negative way. Furthermore, location of the house that affects teh house price is one of the factors examined in this study.
