- Abstract
Objectives of the Study: The fact that the new zoning ordinance is now a fait accompli does not mean that even today there is unanimity of opinion on its effectiveness. It is the objective of this analysis to present the basic distinctions and implications involved in terms of: (1) the contrasts in basic principles between the old and the new ordinances; (2) the types of regulations resulting; (3) the effects of the new ordinance on land use; and (4) a critical evaluation of the new regulations. Much of the data, based on the experience of New York City, can be applied to other smaller urban communities. New York City is in the vanguard in the sense that the new zoning is being undertaken within its boundaries. In this sense it serves as a case study to illustrate the effects of changing principles and types of social control on land use.
