Vernor, a real estate professor emeritus at Georgia State University, commenting on Stephen Rushmore's article "Why the Rushmore Approach Is a Better Method for Valuing the Real Property Component of a Hotel," which appeared in the fourth-quarter issue. Methodology for separating the value of intangibles from the value of a going concern to isolate the value of the real estate only; Allocation of a percentage of the total gross revenues to an operating hotel property, leaving the rest to be capitalized as the net operating income of the hotel real estate.
