The Relationship between Commercial Residential Land Supply and Commercial Housing Price.

- Abstract
Land supply is an important factor affecting the price of commercial housing. Based on the relationship between supply and demand, this article takes seven cities including Beijing and Shanghai as the research objects. By using the Granger causality test model and the state space model, this paper uses the monthly data of commercial residential land supply and housing price of these seven cities from January of 2008 to January of 2017 to quantitatively analyze the relationship between the commercial residential land supply and housing price and the dynamic changes between the two. The results show that there is a significant causal relationship between the commercial residential land supply area and housing price in the seven cities from 2008 to early 2017; the commercial residential land supply has a relatively small impact on housing price elasticity, while the elasticity of the impact of housing price on the supply of commercial residential land remains relatively stable, and there is no significant increase or decrease. Affected by the relationship between supply and demand, policies, consumer expectations, etc., the relationship and the impact of commercial residential land supply and housing price in different cities are different.
