- Abstract
This article explores the subject of institutional real estate strategy with a particular emphasis on tax-exempt funds. Financial institutions embarking on real estate involvement with a single transaction as opposed to an overall strategy emphasis may well expose themselves to greater risks than are justified by the potential return on are consistent with their fiduciary responsibility. It is improbable that many institutions will posses sufficient in-house expertise to make strategic policy decisions as regards to real estate investment involvement and implementation. The policy decision in any organizational context is generally more difficult than the operational decision and it is certainly the case in the investment business. Attempts to make policy decisions with insufficient information and expertise will cause many institutions to stumble.
