- Abstract
The increase in population has triggered a rise in demand for public and private facilities, including properties, in Minahasa Regency, North Sulawesi, leading to an increase in land and property ownership while available land supply continues to decrease. This growth is driven by intensive physical development across various sectors, initiated by government, private, and community initiatives, resulting in a shift in land utilization around Lake Tondano. Challenges arise due to the conversion of land functions from their original purposes to different ones. This study aims to understand the impacts of land use change on environmental sustainability and community welfare in Minahasa Regency. The research methodology involves descriptive analysis and interviews with relevant stakeholders, as well as mapping of land use change. The results indicate a significant shift in land use around Lake Tondano, with increased physical development affecting ecosystems and environmental sustainability. In conclusion, the increased demand for public and private facilities has driven dramatic changes in land use in Minahasa Regency, necessitating careful planning to maintain environmental sustainability and community well-being.
