The paper considers the implication of down-payment constraint for the British housing market. It shows that several features can be explained by the model which attaches an important role to the down-payment constraint. The model is based on the economic fundamentals of the housing market. The paper also explores variation across districts and examines the role for leverage in influencing the response of local house prices to incomes.
