- Abstract
Elements of comparison are the characteristics of properties and transactions that help explain the variances in sale prices. In valuation, the elements of comparison are part of the process of researching and applying adjustments. This article addresses transactional elements of comparison and adjustments, and considers real property rights conveyed, financing, conditions of sale, expenditures made after purchase, and changes in market conditions. Discussion regarding the actual calculation of the amount of an individual price adjustment is not presented. Included, however, are comments concerning communication between the appraiser and the parties to a residential sales transaction.
