- Abstract
This study aims to analyze the functionality and applicability of some of the existing BIM (Building Information Modeling) tools in order to contribute to the compatibility analysis of construction designs. The main BIM concepts and definitions are presented, such as interoperability and parametric modeling. Situations inherent to new approaches and cultural changes regarding design are addressed based on the BIM work flow, focusing on improved collaboration and integration between professionals. The proposed methodology results in the monitoring of the conception of a design of a two-story multi-family building based on a threedimensional model of existing architecture in BIM and its complementary systems in CAD. The structural, electrical and sanitary system designs were drafted and modeled in the case study. Subsequently, the compatibility analyses between all designs were performed. From the obtained results the conclusion can be drawn that the differences between the CAD and BIM designs are expressive, being more significant for BIM since it offers great advantages when the work flow is concerned. However, BIM requires more technical knowledge regarding the way the work is done and the applications used, in addition to requiring more extensive information technology (IT) support. With respect to the integration among professionals, the results demonstrate that it is inherent and of great importance if a decrease in incompatibilities and, consequently, in costs is actually to occur.
