- Abstract
The article presents information on the link of socio-demographic factors, such as population, migration and household formation, to the housing market in Canada as of October 2005. Canada has recently experienced a surge in housing starts with the number of new homes built annually doubling since 1995. The boom intensified after 2001 with starts jumping by over 25%. The rate of household formation and dissolution are the most direct socio-demographic influence on the demand for housing. Spending on residential construction has been increasing over the past 3 decades, interrupted by pronounced slumps during recessions in the early 1980s and early 1990s.
