The article discusses the insights of auction theory, an applied branch of economics which deals with how people act in auction markets and researches the properties of auction markets, and presents a governance model for common-interest community of real property in the U.S. It describes the emergence of common-interest communities in the U.S. and their common governing mechanisms.
